Pengwern Estates and Pengwern Land was retained to advise the landowner of an eight acre parcel of land. The site was marketed and a national house builder selected to enter into an Option.
The Option Fee proposed was increased significantly through negotiation and the terms altered to allow for the Option Fee to be paid on an annual basis to minimise the client’s tax exposure.
Within 18 months the house builder had achieved an Outline Planning Consent and a Reserved Matters Planning Application is being prepared.
